No Energy Bills: Octopus Energy Powers Scotland’s First Zero Bills Homes

Scotland’s first Zero Bills homes launch in Dundee, guaranteeing no home energy bills for 10 years

London/Dundee, 14 January 2026 – Octopus Energy has officially launched its pioneering Zero Bills homes in Scotland, marking a major milestone in the country’s transition to affordable, low-carbon housing.

The first eligible Zero Bills development north of the border has opened at Tranent Grove in North Dundee, where 57 new homes delivered in partnership with Discovery Homes will offer householders no home energy bills for at least 10 years.

Homebuyers at the development can opt into Octopus Energy’s world-first Zero Bills tariff, which combines cutting-edge green technology with long-term price certainty. Homes are equipped with solar panels, heat pumps and battery storage, enabling residents to generate and store their own clean energy.

Launched in 2022, Zero Bills allows customers to move into highly efficient homes with zero home energy costs for 5–10 years, guaranteed.
(Electric vehicle charging is excluded and billed separately.)

The Dundee launch follows Octopus Zero Bills’ recent expansion into France, making it the fourth country to adopt the model after the UK, Germany and New Zealand.

To date, Octopus Energy has approved over 5,000 Zero Bills homes, spanning affordable housing, private rent, shared ownership and private sale developments. The company aims to deliver 100,000 Zero Bills homes by 2030.

Nigel Banks, Zero Bills Director at Octopus Energy, said:
“Scotland is a renewable energy powerhouse – making it the perfect place to roll out Zero Bills homes. By working with forward-thinking developers like Discovery Homes, we’re making the reality of no home energy bills possible for people across Scotland.”

Grant White, Director at Discovery Homes, added:
“Our mission has always been to build homes that anticipate the needs of the future. Delivering Scotland’s first Zero Bills homes at Tranent Grove is a proud milestone. By combining high-quality builds with cutting-edge green technology, we’re offering homeowners long-term financial peace of mind and a truly sustainable lifestyle. This is the new gold standard for Scottish housing.”
