In this exclusive interview, Sustainable Business Magazine speaks with Maureen Waters, President of Measurabl.
Explaining the company’s mission to deliver investment-grade sustainability data for real estate and its recent partnership with the Green Building Council of Australia to enhance global transparency and comparability in building performance.

Please introduce yourself to our readers and tell us a bit about your role and your organization.
“I’m Maureen Waters, President of Measurabl — the world’s most widely adopted sustainability data platform for real estate. At Measurabl, our mission is to be the catalyst for sustainable, profitable real estate. We provide investment-grade environmental data that enables owners, operators, lenders, and investors to make informed decisions — from compliance and benchmarking to decarbonization and capital allocation. Today, our platform covers more than 22 billion square feet across 100 countries, making it the second-largest repository of building performance data globally after the U.S. EPA’s ENERGY STAR Portfolio Manager. Measurabl is creating a new global data infrastructure — one where sustainability data flows freely throughout the ecosystem to drive measurable outcomes.”

What inspired Measurabl’s partnership with the Green Building Council of Australia, and how does it enhance your global sustainability data platform?
“This partnership advances our goal and reflects a shared commitment to transparency and progress. GBCA’s Green Star certification has set a high bar for sustainability in the built environment — not just in Australia, but globally. By integrating Green Star data directly into Measurabl’s platform, we’re connecting one of the world’s most advanced green-building frameworks with a global network of owners, operators, and investors seeking trusted, standardized insights to ultimately drive business value. This collaboration is part of a larger strategy to catalyze the real estate ecosystem at scale. Together, we’re helping the market move from fragmented information to integrated, actionable intelligence.”

How will the integration of Green Star certification data improve transparency and comparability for investors and real estate stakeholders?

“For investors, comparability is key. They need to know not just that a building is ‘green,’ but how it performs relative to its peers across markets, standards, and asset types. Integrating Green Star data into Measurabl means that certified assets can now be viewed alongside other verified data sources — from operational energy use to carbon emissions, water consumption, and financial performance. That unlocks a new level of transparency. Investors and asset managers can more easily benchmark performance across geographies, understand where certification correlates with financial returns, and identify areas of opportunity for improvement or capital deployment. For building owners, it simplifies the process of sharing verified credentials with stakeholders and reduces reporting friction. Ultimately, this is about aligning the industry around consistent, comparable, and credible data — the foundation of a truly sustainable ecosystem.”

What role do standardized, investor-grade sustainability metrics play in driving capital flows and influencing investment decisions?
“For too long, sustainability has been treated as a reporting, scoring, or certification exercise. But that’s not the business of real estate. The business of real estate is creating value by buying, selling, leasing, financing, and lending assets. That’s where Measurabl delivers value. By delivering objective, investment-grade sustainability data into diligence, leasing, and underwriting of assets, Measurabl customers de-risk, lower operating costs, and reduce the cost of capital. They also future-proof their assets against regulation, improve tenant demand, and manage climate risk. Trusted, objective data reveals trends, uncovers risks, and drives better capital decisions. Energy and carbon data are now key drivers of risk and reward in real estate, directly linking sustainability efforts to efficiency, cost savings, and asset value, including transactions across lending, leasing, and securitization. With investment-grade data, owners and investors can understand their exposure to regulatory or climate resilience risk and capture the upside from efficiency initiatives. Our role is to provide objective, globally comparable metrics that bring clarity to every transaction and decision.”

How do you see this collaboration shaping the future of sustainable real estate, particularly in regions like Australia, where climate ambition is accelerating?
“Australia has long been a leader in sustainability — today, more than one-third of CBD office buildings are rated under Green Star. As the country advances new 2035 emissions targets and ramps up decarbonization investment, the ability to benchmark Green Star–certified assets alongside other global standards such as LEED, BREEAM, and CASBEE positions Australia at the forefront of sustainable real estate. Integrating Green Star data into Measurabl’s platform connects local building performance to global capital markets, enabling investors and lenders to evaluate climate risk, resilience, and value on consistent, comparable terms. In doing so, the collaboration not only amplifies Australia’s growing climate ambition but also strengthens the foundation for a more transparent, investor-grade global real estate ecosystem.”

What exciting plans and goals do you have for the next few years?
“Following the launch of our Free Solution — an industry-first step to open access to investment-grade sustainability data — we’re continuing to scale partnerships and integrations that make sustainability intelligence universal and actionable. Creating a Free Solution was a major step in catalyzing more profitable, sustainable real estate globally. Our next step is to deepen Measurabl’s role as the source of truth for sustainability data — expanding coverage and integrating partners like lenders, insurers, consultants, and technology providers so verified data can power smarter decisions and better outcomes. We already connect with thousands of sources and invite others to benefit from this interoperability. In short, our goal is to activate the entire real estate data ecosystem to create shared value. We’re well on our way.”
